Job Summary

Evergreen Real Estate Group is seeking a Construction Manager to serve as the owner’s representative on our ground-up assisted living/senior housing projects in Ohio. This is a construction-focused role: overseeing third-party general contractors in the field, with weekly travel to active jobsites, to deliver projects on time, on budget, and to Evergreen’s quality standards.

The Construction Manager owns the day-to-day GC relationship, actively manages pay applications, schedules, and budgets on behalf of the owner, handles lender and investor construction monitoring, and leads the opening process through a successful handoff from contractor to operator. The role supports pre-construction as needed but is primarily accountable for execution from groundbreaking through opening.

Serve as the owner’s representative on active jobsites, with weekly site visits across Ohio to verify progress, quality, and safety.

-

Manage the day-to-day relationship with the third-party general contractor and hold the GC accountable to contract scope, schedule, and quality.

-

Lead OAC meetings and drive timely resolution of RFIs, submittals, and field issues with the GC, architect, and engineers.

-

Verify work conforms to drawings, specifications, and code; identify construction risks early and escalate with recommended solutions.

Pay Applications, Budget & Cost Control

-

Review and approve monthly pay applications, including line-item review, subcontractor backup, lien waivers, and stored materials.

-

Track the construction budget, contingency, and change orders; challenge scope and pricing before approval.

-

Maintain owner-side cost reporting (budget vs. cost to date vs. cost to complete) and flag variances early.

-

Coordinate the monthly draw package with the development and accounting teams.

Schedule Management

-

Review the GC’s baseline schedule and monthly updates; validate logic, critical path, and claimed progress against field conditions.

-

Track milestones against the financing and opening schedule and require recovery plans when the schedule slips.

Lender, Investor & Monitoring Reporting

-

Prepare and submit monthly construction monitoring reports on behalf of the owner to lenders, investors, and agencies.

-

Host and manage lender and investor construction consultant site visits; respond to their reports and close out open items.

-

Maintain the documentation needed for draw approvals, inspections, and compliance.

Owner-Coordinated Construction Items

-

Manage owner-furnished and owner-contracted scopes outside the GC contract (FF&E, low-voltage/IT, signage, utilities, operator-driven items) and align their timing with the GC schedule.

-

Coordinate owner-driven design changes with the architect and engineers; confirm constructability and cost impact before authorizing.

Opening & Handoff to Operator

-

Lead the opening process: punch list, final inspections, certificate of occupancy, licensing walk-throughs, and systems commissioning.

-

Manage the handoff from contractor to operator, including training, warranties, O&M manuals, keys, and as-built documents.

-

Coordinate move-in readiness with the operator and manage warranty follow-up through the first year of operations.

Education & Experience

-

Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field, or equivalent field experience.

-

7+ years of construction project management experience; ground-up multi-family or senior housing experience strongly preferred.
