Division: Management & Non-Union (MAN010) Band 4 MKR Project Manager Few resorts in the world can match the legacy and setting of Mauna Kea Resort. We are seeking a Project Manager who is a highly organized, results-driven professional with extensive experience leading construction, renovation, capital improvement, and development projects. Position Overview and Responsibilities: As Project Manager, you will oversee capital and non-capital projects throughout Mauna Kea Resort, with a primary focus on initiatives involving third-party contractors, consultants, and external stakeholders. You will work closely with Hotel Leadership, ownership representatives, architects, engineers, contractors, government agencies, and resort departments to ensure projects are executed safely, efficiently, within budget, and in compliance with all applicable regulations. This role requires strong leadership, project management expertise, financial acumen, regulatory knowledge, and the ability to manage multiple complex projects simultaneously while maintaining positive relationships with both internal and external partners. Essential Job Functions: • Provide direct oversight of the resort's capital improvement, development, renovation, and non-capital projects involving third-party contractors and vendors. • Manage projects from planning and design through construction, closeout, and turnover. • Ensure all projects comply with applicable federal, state, county, and company regulations, standards, and requirements. • Collaborate with architects, engineers, attorneys, contractors, consultants, and other project stakeholders to achieve project objectives. • Monitor project schedules, budgets, quality standards, and operational impacts throughout all phases of work. • Build and manage project schedules in accordance with project critical paths and milestone requirements. • Review project plans, specifications, contracts, and supporting documentation for completeness and compliance. • Develop and maintain strong relationships with county and state agencies responsible for permitting, planning, inspections, and approvals. • Coordinate with sister companies and utility providers regarding infrastructure, potable water, wastewater, and related operational projects. • Maintain positive relationships with homeowners, homeowner associations, and neighboring stakeholders. • Oversee maintenance, compliance, and stewardship of resort land and building assets as assigned. • Participate in operating and capital budget planning by providing project-related forecasts, estimates, and supporting documentation. • Maintain current knowledge of permitting, zoning, construction, and development regulations. • Provide regular project status reports and updates to Hotel Managers and executive leadership. • Lead or participate in Owner-Architect-Contractor (OAC) meetings and other project coordination meetings. • Vet, qualify, and manage subcontractors, consultants, and vendors. • Review and manage project submittals, samples, bulletins, and approval processes. • Maintain Requests for Information (RFI) logs, drawing revisions, project records, and document control systems. • Monitor construction progress to ensure work is completed according to approved plans, schedules, and quality expectations. • Perform additional duties and special projects as assigned. Project Management Responsibilities: • Develop project scopes, budgets, schedules, and implementation strategies. • Monitor project costs and identify opportunities to improve budget performance. • Ensure proper documentation and record retention throughout all project phases. • Coordinate construction activities to minimize disruption to resort operations and guest experiences. • Identify project risks and implement appropriate mitigation strategies. • Manage project communication plans and stakeholder expectations. • Conduct field inspections and progress reviews to verify work quality and compliance. • Track project milestones and ensure timely completion of deliverables. Compliance and Asset Management Responsibilities: • Ensure adherence to permitting requirements, regulatory approvals, and safety standards. • Support environmental compliance and sustainability initiatives throughout project execution. • Monitor contractor performance and ensure compliance with contract requirements. • Assist in evaluating opportunities for infrastructure improvements, energy efficiency initiatives, and sustainability projects. • Support long-term stewardship of resort facilities and physical assets. Secondary Job Functions: • Perform errands and project-related administrative tasks as needed. • Operate company vehicles to transport personnel, equipment, or materials when required. • Provide operational support and coverage for the Chief Engineer position during designated absences. • Review opportunities for utility, energy, water conservation, and sustainability improvements throughout the resort. • Participate in departmental meetings, leadership initiatives, and strategic planning activities. • Support resort-wide projects and special assignments as directed.
