What Success Looks Like (Qualifications) Proven Technical Foundation: At least 3 years of direct multi-family experience as a Service Technician or Assistant Lead required (1 year as a Lead preferred). Mandatory Trade Credentials: Active EPA or HVAC License combined with a valid Certified Pool Operator (CPO) designation is required. Comprehensive Tool Mastery: Advanced proficiency across specialized power equipment, diagnostic measuring meters, electrical augers, and commercial compressors. Regulatory & Safety Literacy: Solid working knowledge of OSHA, ADA, EPA guidelines, HAZCOM protocols, and up-to-date MSDS documentation. Logical Problem Solver: Elite diagnostic abilities to analyze complex HVAC, electrical, structural, and plumbing breakdowns and launch valid solutions under pressure. Communication Excellence: Outstanding verbal, written, and active listening skills in English to accurately address repair needs and guide property personnel. Physical Agility & Stamina: Comfortable spending 70–85% of the day on your feet, climbing ladders, and safely moving loads up to 75 lbs. with appropriate aids. Foundational Education: High School diploma or equivalent required (Certified Apartment Maintenance Technician / CAMT designation is highly desired). Mobility & Schedule Readiness: Valid driver's license, auto insurance, and personal vehicle for parts pickup, with flexibility for rotating 24/7 emergency on-call shifts. Service-Oriented Posture: Professional and respectful demeanor when interacting with corporate teams, on-site personnel, residents, and local field vendors. What the Job Looks Like (What You'll Do) Command Ticket Workflows: Oversee the property service request pipeline, striving to personally resolve or delegate and close resident issues within 24 hours. Supervise & Quality Audit: Inspect on-site technician assignments daily, ensuring all field repairs and complex turnovers meet strict company standards. Diagnose Core Systems: Execute advanced repairs involving central HVAC, electrical panels, plumbing lines, water irrigation, boilers, and appliances daily. Manage Turnover Calendars: Coordinate with the office team to ensure all vacant apartment make-readies are completed correctly and on schedule. Enforce OSHA Safety: Lead routine safety training sessions, verify staff are wearing required PPE, and keep hazardous material storage lockers locked. Regulate Supply Pipelines: Track physical parts inventories and submit major structural repair requisitions to the Property Manager before purchasing. Govern Asset Curb Appeal: Inspect exterior property lighting, gates, fences, and pools daily to eliminate safety hazards and keep grounds litter-free. Optimize Pool Hubs: Manage chemical balances, complete specialized filter maintenance, and upkeep spa seating areas to pass compliance benchmarks. Map Infrastructure Shutdowns: Maintain absolute awareness of all property utility master cut-offs, fixture isolations, and sewer cleanout locations. Retrieve Specialized Inventory: Utilize personal transportation to acquire critical replacement components and emergency maintenance items from local supply warehouses.
