Annual base salary range for this position may be CA$95,000 to CA$120,000, depending on experience and fit. THE CONCRETE ESTIMATOR OPPORTUNITY Turner Construction's Vancouver office is seeking a full-time Concrete Estimator to join our Self Perform Operations (SPO) team. Turner Construction’s Self Perform Operation (SPO) team enhances the company’s ability to self-perform key project tasks, providing greater control over quality, schedule, safety, and cost. The team manages work such drywall, concrete, rough carpentry works, demountable partitions, and more. This position is based in the Greater Vancouver area and requires the successful candidate to work on-site at project locations, our Vancouver head office, or our Burnaby warehouse as required. The role is a full-time position, working Monday to Friday, 40 hours per week, and reports to the Preconstruction Estimator. The Concrete Estimator will prepare detailed estimates for project based on construction drawings and specifications and communicate bids and scopes of work. As a Concrete Estimator, you will: Represent Self Perform Operations during planning, pursuit, and preconstruction as a subject matter expert for assigned trade packages. Build strong working relationships with internal stakeholders, trade partners, suppliers, consultants, and clients. Partner closely with Preconstruction, Operations, Procurement, and Field Leadership to develop estimates that are both competitive and executable. Participate in bid strategy meetings and contribute to pricing, procurement, and pursuit planning discussions. Develop conceptual estimates to support early pursuit and planning efforts where design information is limited or not yet available, using project requirements, historical data, benchmarking, assumptions, and cost modelling. Review drawings, specifications, schedules, logistics plans, site conditions, and project requirements to identify scope, risks, opportunities, and cost impacts. Collaborate with Turner project teams throughout preconstruction and tendering to understand project logistics, schedule constraints, phasing, mobilization and demobilization requirements, operational requirements, and site-specific challenges, and incorporate temporary protection, hoarding, access, dust control, noise mitigation, and other measures that may not be fully defined in the drawings or specifications. Prepare detailed estimates by completing quantity takeoffs, labour productivity analyses, material and equipment pricing, and supporting cost studies for assigned scopes. Develop and maintain self-perform budgets throughout preconstruction, tracking design changes and progressively updating scope, quantities, and pricing to align with the evolving design intent and support the final GMP or lump-sum tender submission. Solicit, evaluate, and level proposals from subcontractors, suppliers, manufacturers, and service providers, including leading scope reviews with them to identify and resolve scope gaps, overlaps, constructability concerns, and coordination issues. Support value analysis and cost optimization efforts by identifying solutions that improve project value while maintaining safety, quality, and schedule requirements. Prepare comprehensive and competitive self-perform estimate and submission packages for lumpsum and GMP bids, including clearly defined assumptions, inclusions, exclusions, clarifications, allowances, and alternates. Prepare bid comparisons, scope analyses, and award recommendations based on best value, project objectives, and risk considerations. Lead estimate turnover meetings with SPO and project teams, communicating key scope assumptions, risks, opportunities, production rates, phasing requirements, and procurement strategies to support effective project planning and execution. Analyze estimate performance and cost trends by comparing estimates with buyout, forecast, and final project outcomes. Maintain accurate estimate documentation, historical cost and pricing data, production rates, benchmarks, market intelligence, and estimating tools and templates to support pricing accuracy and continuous improvement. Mentor and support junior estimators, assistant estimators, and interns while promoting estimating best practices. Support strategic growth initiatives, new market opportunities, and process improvements that strengthen Turner SPO’s competitive position. Other activities, duties, and responsibilities as assigned. Is this the right role for you: Bachelor’s degree and a minimum of three years of related experience, or an equivalent combination of education, training, and experience. Knowledge of building construction, materials, systems, market conditions, and trade practices. Ability to read, understand, and interpret contract documents, drawings, specifications, scopes of work, and project schedules. Knowledge of estimating best practices, with the ability to perform accurate qualitative and quantitative analysis of project information. Strong conceptual estimating skills, with the ability to understand project and design requirements and develop estimates from limited information. Knowledge of estimating tools and templates, with the ability to develop or customize them to suit specific project and trade-package requirements. Proficiency in Microsoft Office, particularly Excel, with familiarity in Bluebeam and estimating software such as On-Screen Takeoff (OST). Strong organizational and time-management skills, with the ability to manage competing priorities and meet established deadlines. Professional verbal and written communication skills, with the ability to communicate effectively with project teams, trade partners, suppliers, and other stakeholders. Reliable transportation and the ability to travel to project sites, the Vancouver office, and the Burnaby warehouse, as required.
