ABOUT US: Syufy Enterprises is a fast-growing, financially strong Marin-based entertainment and leisure company that owns a variety of businesses, including high-end athletic clubs and spas, restaurants, golf venues, shopping centers, public markets and drive-in theaters. Over the next several years, the company will be rapidly expanding all its brands and looking to invest in new brands. POSITION SUMMARY: The role of the Construction Project Manager is to manage construction projects to help ensure on-time and on-budget project goals are met. Includes providing leadership, management, and responsibility for the successful execution of construction projects and budgets. Additionally, this position will directly manage subcontractors. Position will support the affiliated businesses of Syufy Enterprises including but not limited to SyWest Development (commercial real estate), SyRES Properties (multi-family residential), and Villa Sport Athletic Club (hospitality projects). RESPONSIBILITIES: Manage the approved design team processes, identify and implement value engineering ideas. Review progress design construction drawings for cost, feasibility, and completeness. Secure internal development and asset management comments and approval of design documents. Coordinate Consultant and Contractor plan check submittals and coordinate permit processes. Interface with agencies to complete plan submittals, plan checks and secure required permits. Review Consultant Proposals and provide contractor and consultants award recommendations. Includes managing the contract/commitments, scope revision and change order process. Assist with preparation of construction and development budgets, closely monitor expenditures, provide periodic cost forecast and draft budget update recommendations. Coordinate proposed changes in design with consultants, the project team and tenants while maintaining the overall project schedule, milestone delivery dates and the approved budget. Provide input and direction to the design team during the design and development of project construction documents. Perform detailed review and “back-check” of document for accuracy. Conduct project meetings, issue meeting minutes & issue periodic project schedule updates. For certain project types, will directly manage various subcontractors. Review, code and approve consultant, contractor and vendor payment applications. Monitor the daily onsite construction processes in order to meet all quality and aesthetic goals. Oversee the RFI and shop drawing, etc. processes and ensure their timely & accurate approvals. Coordinate the review and approval of material samples with the property ownership team. Provide weekly construction progress reports, photos, etc. to the property ownership team. Keep the development team informed of any issues related to design, construction & delivery. Manage the completion, delivery, punch list and closeout procedures for all projects. QUALIFICATIONS: A four-year Bachelor’s degree is preferred. Preferred degrees include a B.S. degree in Construction Management, Engineering or Architecture. A minimum of five years of construction based project management field related experience. Experience with directly managing subcontractor relationships in major construction trades, for cost effective management of various projects. Multi Family, commercial, and or hospitality project construction experience is required. Proficient and quality technical knowledge of construction methods, means and procedures. The ability to inspect and recognize quality work, to quickly identify problems and to propose and implement solutions in a timely and cost effective manner. An analytical approach to problem solving and effective communication skills. The ability to properly communicate verbally and in writing with Consultants, Contractors, Regulatory agencies, etc. A bility to read and interpret Architectural, Structural, Mechanical, Electrical and Civil drawings. Ability to read and interpret design, construction, engineering and technical reports & documents. The ability to manage multiple tasks and multiple projects in an effective manner. Site and Building component engineering skills and experience is required Proficient scheduling expertise and a good understanding of critical path task analysis. A familiarity with construction estimating techniques and the associated cost factors. Review, prepare and process Contractor cost proposals and change order request. Ability to p repare, monitor and report monthly budget variances and forecast project cost. An understanding of construction accounting procedures and the ability to review and approve Payment Application, Invoices, P.O.’s, etc. Computer skills including the use of E-Mail, Word, Excel, MS Teams and MS Project software. Knowledge and experience with proprietary construction related software such as Pro Core. Ability to negotiate agreements and material purchases. Have knowledge of standard contracting practices and the ability to understand, write and negotiate standard contract language. Ability to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations. Must be able to think rationally beyond a specific set of instructions. Must be able to work at a fast pace, perform duties while under pressure and meet deadlines in a timely manner. Ability to travel regularly and as needed to project sites.
