Job Functions* Percentage Job Functions 50 % Risk Mitigation Determines the problem loan strategy that results in the greatest benefit and least cost to the association Completes and approves or denies least cost analysis of borrower’s application for restructuring with consideration for Borrower Rights and customer needs Effectively negotiates loan workout/restructuring terms with customers and/or indirectly through other Association Staff or legal counsel to Advise Credit and Marketplace staff team members on alternatives to service, correct/modify loan anomalies and/or improve risk mitigation in maintain or move the relationship Completes work independently with a limited degree of supervision. Solves moderately to higher complex problems within established policies and procedures as well as government regulations. Obtain sufficient information for preparation and reporting the FSA guarantee reports, loss claims and applications. Mentors and collaborates with other Resource Team members of Resource Managers, Resource Specialists and Association staff on risk identification and mitigation strategies Collaborates with lead lenders on adversely classified participation accounts to protect interests of Association. Determines proper accounting for loan modifications Determines loan asset values, specific allowances, charge-offs, and accrual status Works with legal counsel on legal actions to be taken on accounts, including foreclosures, bankruptcies, lender liability exposures and probate cases. Monitors loans for receipt of timely payments Monitors loans for compliance of terms and conditions 30% Risk Assessment Completes Loan Service Plans on adverse accounts that document the risk assessment Conducts complete case reviews to assess risk factors, identify additional information/document requirements, and identify risk reduction strategies Determines loan classification – Probability of Default (PD), Loss Given Default (LGD) and accrual/non-accrual status Consults with legal counsel to address legal issues associated with higher risk accounts Determines net recovery value of collateral and/or other sources of recovery Evaluate accounts once notified when a liable party becomes deceased to assess risks and take appropriate action to mitigate repayment and/or collateral risk with Association staff. Inspects and assesses collateral values, lien positions, and calculates probable net recovery values and loan asset values Determines risk reduction actions that need to be implemented to avoid loss to association 20% Acquired Properties Manage acquired property to maximize the return to the association in a time effective manner and address the appropriate Borrower Rights Evaluates property for repairs and maintenance and schedules maintenance Reviews appraisals and determines value, listing price, and final sale price Coordinates sale of property with local realtors and auctioneers Closes sale of acquired property Performs acquired property inspections n/a Other duties as assigned to meet the needs of the organization. *Essential Functions for this position consist of all items listed under any category that make up 5% or more of the job duties.
