SUMMARY/OBJECTIVES The Maintenance Worker is responsible for maintaining Edgewater Health's facilities, grounds, equipment, and agency vehicles in a safe, clean, functional, and efficient manner. Under the direction of the Facilities’ Manager, this position performs preventive maintenance, routine repairs, emergency response, grounds maintenance, and facility inspections to ensure a safe and welcoming environment for patients, residents, visitors, and employees. The Maintenance Worker supports multiple Edgewater Health locations, including administrative offices, outpatient clinics, residential facilities, crisis services, and other agency-owned properties. This position plays a critical role in maintaining regulatory compliance, minimizing facility downtime, and promoting a safe healthcare environment. ESSENTIAL DUTIES AND RESPONSIBILITIES The essential functions include, but are not limited to, the following: Facility Maintenance Perform routine preventive maintenance on buildings, equipment, fixtures, and mechanical systems. Complete repairs involving plumbing, electrical, carpentry, painting, drywall, flooring, locks, doors, windows, ceilings, and general building maintenance. Replace light bulbs, ballasts, lighting fixtures, emergency lighting, and illuminated exit signs. Repair walls, ceilings, doors, cabinets, furniture, flooring, and other facility components. Inspect facilities regularly to identify maintenance needs and safety concerns. Assist with servicing heating, ventilation, and air conditioning (HVAC) systems as directed. Change filters, lubricate motors and pumps, and perform routine mechanical maintenance. Maintain boilers, water heaters, generators, and other facility equipment within the scope of training and assigned responsibilities. Respond promptly to maintenance emergencies, including after-hours situations when required. Grounds and Exterior Maintenance Maintain grounds to ensure a safe and professional appearance. Perform lawn care, mowing, trimming, edging, and landscaping duties. Remove snow and ice from sidewalks, parking lots, entrances, and other walkways using approved snow removal equipment and de-icing materials. Maintain parking areas, fences, sidewalks, exterior lighting, and signage. Remove trash, debris, and hazardous materials from agency property. Vehicle Maintenance Conduct routine inspections of agency vehicles. Coordinate vehicle maintenance, repairs, oil changes, tire service, and cleaning. Report mechanical concerns and vehicle damage promptly. Maintain vehicle maintenance logs and inspection records. Transport agency supplies, equipment, and materials as needed. Work Order Management Under the direction of the Facilities’ Manager, respond to work orders and maintenance requests in a timely manner. Under the direction of the Facilities’ Manager, prioritize maintenance requests based on urgency and operational needs. Maintain accurate documentation of completed repairs, inspections, preventive maintenance, and equipment servicing and report same to Facilities’ Manager. Track maintenance inventory and notify the Facilities’ Manager of supply needs. Safety and Compliance Maintain compliance with OSHA standards, infection prevention practices, fire safety regulations, and organizational policies. Report safety hazards, accidents, equipment failures, and building concerns immediately. Ensure facilities remain safe and accessible for patients, visitors, and employees. Participate in emergency preparedness activities and disaster response as assigned. Follow all lockout/tagout, ladder safety, personal protective equipment (PPE), and safe work practices. Collaboration Provide courteous and professional customer service to staff, patients, vendors, and visitors. Under the direction of the Facilities’ Manager, assist outside contractors while work is being completed on agency property. Other Duties Assist with office moves, furniture assembly, equipment installation, and room setup. Replenish maintenance and janitorial supplies. Participate in departmental meetings and required training. Perform additional duties as assigned by the Facilities’ Manager or Leadership Team.
