About the Role

Groma is seeking a NYC City Lead to help build and implement our real estate investments and property operations presence in the New York City region.

On the investments side, this role will be part of Groma’s acquisitions team and will support transaction activity across acquisitions, dispositions, and financing at both the deal and partnership levels. The City Lead’s primary responsibility will be sourcing, underwriting, negotiating, and closing small to mid-market multifamily and mixed-use properties in the New York City region.

On the property operations side, this role will help establish Groma’s local operating presence, ensuring that newly acquired assets are transitioned effectively into Groma’s operating platform. This includes coordinating with property management, leasing, maintenance, construction, asset management, finance, legal, and technology teams to support strong property performance and excellent resident outcomes.

This is a hands-on, high-impact role for someone who can operate independently while working closely with acquisitions, property operations, legal, finance, construction, and technology teams across Groma. The ideal candidate is both commercially strong and operationally practical: someone who can source and close deals, understand building-level realities, and help launch a new market with urgency, discipline, and ownership.

Job Functions

Real Estate Investments

  • Source, negotiate, underwrite, tour, and analyze on- and off-market real estate acquisition opportunities, with a focus on small to mid-market multifamily and mixed-use properties in the New York City region.
  • Provide investment recommendations supported by thoughtful analysis, reliable judgment, and clear communication.
  • Act as a licensed real estate agent in the state of New York for Groma Realty, including representing affiliated buyers such as the flagship vehicle, GromaREIT, and other funds that Groma operates or advises.
  • Build and maintain relationships with brokers, owners, lenders, attorneys, property managers, contractors, and other market participants relevant to Groma’s acquisition strategy.
  • Maintain a strong understanding of local market fundamentals, including neighborhood-level supply and demand dynamics, rent regulation considerations, operating expense drivers, tax considerations, financing conditions, and common diligence issues.
  • Lead and coordinate diligence workstreams, including financial, legal, operational, physical, zoning, environmental, title, and rent regulation diligence.
  • Engage in cross-functional work as-needed to support the growth of the business. This includes partnering with investor relations on fundraising topics, finance on portfolio and asset management topics, legal to close deals, construction management on capital business plans and budgeting, property operations to ensure smooth handoffs and building out a new york city presence, and engineering on technology optimizations to our investment process.

Property Operations

  • Assist in the transition of newly acquired assets from closing through operational stabilization
  • Coordinate initial property setup including utilities, vendor relationships, compliance requirements, and service agreements
  • Implement Groma’s established property management SOPs during the onboarding process
  • Provide feedback to Boston leadership regarding local operational considerations or New York City regulatory requirements

Property Management Essentials

  • Execute Groma’s standard operating procedures across newly onboarded rental properties
  • Maintain strong communication with Boston-based Property Operations leadership
  • Establish and manage service agreements with local maintenance contractors, tenant/landlord attorneys, and residential leasing partners
  • Ensure compliance with New York City landlord-tenant laws and local housing regulations
  • Maintain organized documentation and task tracking for all properties

Facility Management

  • Oversee day-to-day operations of Providence properties as they are acquired and stabilized
  • Conduct regular property inspections to identify maintenance or safety issues
  • Coordinate maintenance requests and ensure timely resolution
  • Manage emergency service coordination and generate incident reports when necessary
  • Ensure properties are maintained to a high standard and in compliance with applicable codes and regulations

Resident Services

  • Handle resident inquiries and concerns in a professional and timely manner
  • Support marketing and leasing efforts for available units
  • Coordinate resident onboarding and offboarding processes
  • Assist with delinquency follow-up and coordination of collections efforts
  • Support eviction processes in partnership with leadership and legal counsel
  • Help foster a positive resident experience aligned with Groma’s standards

Property Reporting

  • Assist in managing property-level budgets and tracking expenses
  • Prepare and maintain detailed operating reports on a weekly, monthly, and annual cadence
  • Track delinquency and unpaid balances and provide structured reporting to Boston leadership
  • Maintain accurate records across internal property management systems

Qualifications

  • 7+ years of experience in real estate acquisitions, underwriting, asset management, and/or transaction advisory, with significant exposure to multifamily and mixed-use investments.
  • Strong experience sourcing, negotiating and underwriting multifamily deals, ideally in New York City or similarly complex urban markets.
  • New York brokerage or sales person license is a plus.
