What Success Looks Like (Qualifications) Proven Maintenance Depth: At least 3 years of general maintenance experience required, with 1 year of direct on-site multi-family property experience highly preferred. Valued Trade Credentials: An active EPA License, HVAC Certification, or Certified Pool Operator (CPO) designation is strongly preferred but not required. Safe Tool Operation: Knowledge and skill in the proper handling of hand tools, power grinders, sanders, saws, dollies, hoists, and diagnostic testing meters. Physical Stamina & Agility: Capable of spending 70–85% of the day on your feet, climbing stairs or ladders, and lifting 25–50 lbs. independently (up to 75 lbs. pushing/pulling). Acutely Diagnostic Mindset: Strong listening and visual tracking skills to accurately trace complex property failures, isolate issues, and execute solutions. Regulatory Safety Awareness: Familiarity with OSHA, EPA, and ADA guidelines governing property storage and the correct management of hazardous trade materials. Communication Excellence: Proficient verbal and written English communication skills to accurately follow directions, track work orders, and report supply needs. Foundational Education: High School diploma or equivalent required to accurately process work logs, safety guidelines, and performance standards. Mobility & Emergency Readiness: Valid driver's license, personal vehicle, and active auto insurance for parts retrieval and rotating 24/7 on-call emergency response. Service-Oriented Demeanor: Professional, respectful attitude when collaborating with team members and communicating with diverse residents and guests. What the Job Looks Like (What You'll Do) Resolve Service Requests: Partner with the Lead Tech to diagnose and execute routine repairs involving electrical, plumbing, heating, and structural barriers daily. Accelerate Turnover Cycles: Inspect and coordinate make-ready services within vacant units, helping the team meet tight leasing deadlines. Uphold Absolute Site Safety: Frequently walk the grounds to spot and correct unsafe property conditions like broken steps, open holes, or broken pool gates. Maintain Equipment Performance: Perform regularly scheduled routine maintenance on key property tools, keeping field assets organized and in excellent shape. Govern Utility Mainlines: Maintain clear working knowledge of all property utility master cut-offs, individual fixture isolations, and sewer cleanouts. Secure Property Inventory: Track current thresholds of spare parts and replacement items, immediately informing the Lead Tech of any stock shortages. Manage Lock Infrastructure: Change lock cylinders, cut entry keys, and update unit security settings securely at management's direction. Execute Appliance Transfer: Move and install heavy items like washers, dryers, refrigerators, or abandoned furniture safely from storage to units. Protect Community Cleanliness: Maintain locked storage spaces when not in use and assist the grounds staff in keeping walking paths free of litter. Retrieve Specialized Supplies: Leverage personal transportation to quickly pick up critical replacement parts from local trade vendors.
