Under the direction of the Maintenance Manager, a Maintenance Technician is responsible for maintaining the safety, functionality, and appearance of Perry Technical Institute's buildings, grounds, and infrastructure. This position requires a highly skilled maintenance professional with broad experience across multiple building trades and the ability to independently diagnose problems, prioritize work, and complete repairs with a high level of craftsmanship. A Maintenance Technician performs routine, preventive, and corrective maintenance on facilities, building systems, and campus grounds. Responsibilities include troubleshooting, repairing, installing, and maintaining building components, equipment, and infrastructure while accurately documenting completed work. Success in this role requires sound judgment, strong problem-solving skills, attention to detail, and the ability to recognize when specialized expertise or licensed contractors are required to ensure work is completed safely and in compliance with applicable codes and regulations. WORKING CONDITIONS: Duties are performed on campus and off-site as needed. Working effectively and collaboratively in a team environment is a must. Working conditions are as follows: Working indoors and outdoors is required. When working outdoors, may be subject to inclement weather. The work may be strenuous at times and may include lifting heavy objects, and standing, stooping, and kneeling for long periods. Risks include injury from falls, burns, cuts, and exposure to inclement weather. Workers must follow strict safety procedures to avoid injuries. This is a non-exempt, full-time, regular position. Anticipated schedule is 40 hours per week, Monday through Thursday 7:30 AM - 5:30 PM. Schedule may vary depending on department needs. Overtime may be required as necessary. WAGE RANGE: $22.00 - $25.00 Per hour The job posting includes the expected hiring wage range while the full wage scale for this position can be calculated by starting with the hiring range and increasing the wage three percent annually over the duration of employment. Increase in wages depends on approval of an annual budget and is not guaranteed. MINIMUM QUALIFICATIONS: High school diploma or general equivalency diploma (GED). Five (5) to seven (7) years of progressively responsible commercial or institutional facilities maintenance experience, or an equivalent combination of education and experience that demonstrates the knowledge and abilities required to perform the essential functions of the position. Experience performing maintenance troubleshooting, prioritizing work orders, and selecting appropriate repair methods with minimal supervision. Demonstrated experience installing, operating, maintaining, and repairing irrigation systems, including controllers, valves, timers, pumps, filters, and related components. Proficiency in the safe operation and maintenance of a wide variety of hand tools, power tools, and maintenance equipment. Ability to read and interpret work orders, operating manuals, technical drawings, and basic building plans. Strong written and verbal communication skills with the ability to accurately document completed work. Must be willing to consent to a drug test. Must be able to read, speak, and effectively communicate in English. Will on occasion be required to drive on behalf of Perry Technical Institute. Employee must possess a working vehicle, hold a valid driver’s license, have an acceptable driving record, and produce proof of insurance. PREFERRED QUALIFICATIONS: Seven (7) or more years of commercial or institutional facilities maintenance experience Experience maintaining educational, healthcare, manufacturing, or other commercial facilities. Strong working knowledge of carpentry, drywall repair, painting, flooring installation and repair, commercial doors and hardware, plumbing, and basic electrical and mechanical systems. Experience troubleshooting lighting, electrical devices, plumbing systems, and building mechanical systems within the scope of the position. Experience with computerized maintenance management systems (CMMS), such as FMX, and proficiency with Microsoft Outlook and Microsoft Word. Experience coordinating maintenance projects with outside vendors and contractors. Pesticide applicator license, forklift certification, and/or Mobile Elevating Work Platform (MEWP) certification, or the ability to obtain certifications within a reasonable timeframe. Experience operating snow removal equipment, including plow trucks and snow blowers. ESSENTIAL JOB FUNCTIONS : The following duties are representative of the work performed and are not intended to be an exhaustive list of responsibilities. BUILDING MAINTENANCE Perform routine, preventive, and corrective maintenance on campus buildings, facilities, equipment, and infrastructure. Inspect buildings, equipment, and building systems to identify maintenance needs, safety concerns, and opportunities for improvement. Troubleshoot, repair, and maintain plumbing systems, fixtures, automatic flush valves, drains, and water leaks. Install, adjust, troubleshoot, and repair commercial doors, locks, closers, panic hardware, and related components. Perform carpentry, drywall repair, texturing, painting, flooring installation and repair (including VCT, carpet, rubber base, and transition strips), and other general construction tasks. Perform parking lot and pavement marking maintenance, including layout and striping. Troubleshoot and perform routine maintenance on lighting, switches, receptacles, motors, and other building systems within the scope of the position. Assist with troubleshooting and routine maintenance of HVAC and other mechanical systems and coordinate licensed repairs when required. Read and interpret floor plans, blueprints, technical diagrams, and equipment manuals to complete maintenance work accurately. Perform work that reflects a high standard of quality, craftsmanship, and attention to detail. GROUNDS AND IRRIGATION Install, operate, troubleshoot, repair, maintain, and winterize irrigation systems, including controllers, timers, valves, pumps, filters, foot valves, and related components. Maintain irrigation equipment by greasing, priming pumps, and performing routine preventative maintenance. Perform all aspects of grounds maintenance, including mowing, edging, trimming, pruning, weed control, debris removal, and seasonal landscape maintenance. Safely apply pesticides, herbicides, and fertilizers in accordance with applicable regulations and Institute policies. Remove snow and ice from sidewalks, parking lots, roadways, and building entrances during and after business hours using plows, snow blowers, and other equipment.
